At a high level, we use comparable home sales, market data, and local expertise to determine the baseline for the price assessment.

We take other factors into consideration, including:

  • Home details. This is the info submitted about your home.
  • Local market trends. We consider if homes are appreciating or depreciating in your area.
  • Sales of similar homes nearby. We find homes a short distance away that have similar features. and use them as a baseline for your home’s price.
  • Special features and upgrades. These are things like kitchen or bathroom upgrades. For example, if your home has granite countertops, and the comparable home doesn’t, our valuation model will factor for the upgrade.

We look at available home data when we’re coming up with your home price estimate, so we want to know if you’ve renovated your home. It’s best to provide us with details of the improvements so we can get you the most accurate price.

While considering the improvements you’ve made to your home, keep in mind the difference between repairs and renovations.

Repairs typically refer to items that buyers expect to be in good condition before they purchase a home. For example, if there is a bathroom ceiling water leakage, or there are tiles missing for the floor, a buyer may reduce their offer price considering these anticipated repairs.

Renovations are improvements made to an item in the home. Examples of renovations are things like upgraded granite countertops or newly installed auto gate.

If you’re working with a real estate agent, they’ll likely create a report called a CMA. The process starts with a selection of comparable homes in your neighborhood that have sold recently, often referred to as “comps”.

The challenge is no two homes are exactly the same so you’ll need to make adjustments to compensate for each difference between your home and each comparable home.

Your info about your home

One of the most important parts of our valuation process is inputs from homeowners themselves.

Do you have granite slab countertops or maybe quartz or tile? How about a kitchen island or a tile backsplash? You can tell us about your appliances, flooring, cabinets, countertops, and all of the other features that make your home unique.

After we learn about your home, we pair that information with an analysis of the local market conditions and recently-sold, comparable homes.

Nexus Homes has built a valuation algorithm that analyze publicly available real estate data as well as information you or your agent provide in the application. They consider the location, size, and condition of your home relative to other homes that have recently sold in the area. We also make value adjustments for the finer details of your home like stainless steel appliances, granite countertops, and even road noise.

We go through a rigorous screening process to select top agents and agent teams in each market. They work in your area for locally and nationally-recognized brokerages with substantial market share.

When choosing partner agents, we look for:

  • Experienced, full-time agents
  • A track record of selling homes quickly and for top price

Yes of course, we leave that to you. Although we have confidence each of your recommended NexusTrusted agents will serve you well. But the most important factor when it comes to choosing your real estate agent is your own comfort level. We always recommend doing an interview with potential agents to find the best fit for your situation.

There’s no fee for coming through our site and using our service to find an agent. It’s our goal to get you connected with the right people so you can get the best help. We don’t control what NexusTrusted pros charge, so if you have questions about the price of their services, you may ask them directly.

The documents needed to apply for a mortgage include (but are not limited to):

  • Income Verification (such latest payslip 3 to 6 months)
  • Bank Statements (latest 3 to 6 months)
  • Copy of NRIC
  • Latest Detailed EPF Statement

A mortgage prequalification is a quick estimate of how much home you can probably afford.

We compile several quotations from vendors that works in the area of the home and update these estimated costs periodically. We also work with vendors to be updated if there are any material changes to costs to provide you with good estimates.
